Understanding roof replacement
Replacement is a larger decision than exchanging the visible roof covering. The existing layers, roof deck, ventilation, flashing, and water-shedding details affect the proposed work. A contractor should explain which parts can remain, which need replacement, and how discoveries after removal will be handled. Roof age helps frame the discussion, but age alone does not establish the need for replacement.
Signs to discuss
- Repeated repairs across different roof sections
- Widespread deterioration of the roof covering
- Damage that cannot reasonably be addressed with a localized repair
What the work may involve
- Assess the current roof system and proposed materials
- Discuss removal, decking assessment, flashing, and ventilation
- Agree on debris handling, property protection, and work scheduling
Before agreeing to work
Compare written scopes, not just the name of a roofing material. Confirm the materials, underlayment, edge details, and any allowances for decking repairs. Manufacturer coverage and contractor workmanship terms are different; ask the selected contractor for the applicable written terms rather than assuming either is included.
Questions for your contractor
- Which existing roof components will be removed or retained?
- How are decking repairs approved and charged?
- Who handles permits, disposal, and final cleanup?
